    Dedham Will Remain Intact

    by: Eric

Wed Aug 22, 2007 at 21:14:48 PM EDT

The annexation committee met again this evening to discuss the terms of the proposal that would be put forward to the town in an a public meeting next month and possibly as an article during the next town meeting.  After the committee and Campanelli compared numbers on what the town would consider in compensation, it became clear the parties are too far apart to consider the project any longer.  Therefore, the land will remain in Dedham's jurisdiction, no warrant article for annexation will be submitted, and Campanelli will develop the land in accordance with Dedham's zoning restrictions.

Using analyses performed by Mariellen Murphy and David Martin, the committee estimated that a payment  to the town in compensation for the land would have to be far more than the $5 Million Campanelli considered its upper limit in an offer to the town.  David Martin may be able to provide more details on why the parties saw the compensation package so differently.

Campanelli indicated that they would continue to maximize the current industrial use of the land while considering other development options.  They also stated that a housing development may still be considered for the Boston portion of the property, with a "compatible" use of the Dedham land as part of that proposal.

Overall, I would have to agree with the committee that the developers were clear and forthright with their intentions concerning annexation, and I'm happy to see the matter settled quickly.  It will be interesting to see what new plans Campanelli has in store for the property, but the tone of tonights meeting made me hopeful.

Background on this topic can be found here.

UPDATE: The Daily News Transcript has an article on the August 22 meeting up on their website.

Universal Hub has also picked up the news as they do with everything!

UPDATE 2: There is another article in the Transcript on 8/24.  Exactly who should we be talking to in order to encourage this biotech/housing idea?  I think we need to see our representation and the mayor stepping up.

UPDATE 3: Brian points out in the comments the link to the Globe coverage.

I would like to thank Dave Martin for his work and for keeping us updated on when the meetings were, and you Eric on what happened at the meetings for those who couldn't make it.  This was going to be a big decision for Dedham and it was nice to see the committee chaired By Jim MacDonald did their homework.  It was also nice to see some of our town leaders there tonight that aren't on this committee but were concerned (Carmen,Bill Keegan, Robin Reyes and Mrs. Kehoe in the past) While some other didn't go to any on such an important issue to this town.

    Congratulations Dedham! (0.00 / 0)
Hopefully Hyde Park will have the same level of victory when it comes to minimizing the impact of the development of this property. Our mayor needs to ensure that the process transparent and fair to the community. I am afraid that the temptation of new revenue for the city will overshadow the costs to the neighborhood that would arise from any large scale residential development on Meadow Road!

    Wow (0.00 / 0)
I was struck by this comment from the developer: "My company has never gone forward with a project that the town it was in didn't want," DeMarco said. "We will respect the advisory opinion of the committee and will accept their recommendation."

If only more developers had this kind of attitude and were not solely interested in lining their pockets we wouldn't be facing many of the problems we are today.

On page B4 the Globe had a wrap up of the meeting as well.  It can be read online at http://www.boston.co...

    Thank You Dave & Commitee (0.00 / 0)
I want to give a big thank you to Dave Martin, Jim MacDonald and everyone else on the committee that did the right thing for Dedham by not annexing our land.

This is one of the best decisions performed by a board, recently, to safeguard our town.  A big round of applause for everyone.

If the developer is true to their word and will abide by the committee's decision another round of applause for them and now we arrive at the inevitable
